DeLand, FL, in Volusia County

DeLand’s Older Homes, Newer Garages and Downtown Floors

DeLand is the Volusia County seat, inland near the St. Johns River, with Stetson University and a historic downtown. It is at the far end of our range, so Matt weighs each job against the schedule before saying yes.

Where a DeLand slab gets its water

DeLand is the Volusia County seat, and it sits inland, a long way from the beaches most people picture when they hear Volusia. Stetson University is here, and so is a historic downtown with buildings that have been standing a long time. Around that core you find older homes on established streets, and farther out, newer subdivisions with fresh garages.

Being inland trades salt air for a different problem. DeLand is near the St. Johns River, and the sandy soil and high water table common to this part of Florida can push moisture up through a slab all year. You cannot see it, but a coating can feel it. Moisture vapor coming up from below is one of the leading reasons floors peel, and it is why Matt runs a moisture test before anyone talks about color.

Then there is the heat. Summer afternoons inland can be brutal, and the storms that roll through after soak every patio and walkway in town. Outdoor slabs need a topcoat that holds up in UV. Indoor slabs in older buildings often need more repair than people expect once the old flooring comes up.

Downtown buildings, older houses and brand-new garages

Around downtown and in the older neighborhoods, a lot of the questions start with whatever is on the floor now. Old tile, carpet, glue and layers of paint hide the slab, and nobody knows what shape it is in until they come up. Owners of older homes often ask about turning a bare slab into a finished interior floor, or about a garage that has been painted more than once and keeps peeling anyway.

In the newer subdivisions it is usually a garage that has never had a coating, sometimes with the lanai along with it. New slabs need time to cure before they get coated, and Matt checks that before anything is scheduled. In an older downtown, storefronts and offices are typically where a ground and sealed or polished floor comes up, for owners who would rather show off the concrete than cover it.

Systems that suit an inland town with old bones

What Matt reaches for most on DeLand slabs, and why. See all of Matt’s floors.

Concrete Grinding

Painted and glued-down slabs have to come back to bare concrete before anything else, and diamond grinding gets them there without acid.

Grind and Seal

For an older slab worth seeing, grinding opens the concrete and a clear seal brings out the aggregate, which suits interiors and downtown spaces with some character.

Concrete Polishing

Where the concrete is sound, polishing gives a storefront or interior a hard, bright floor with no coating on top to wear through.

Metallic Epoxy

Metallic is an indoor system that turns a bare slab into a poured, flowing floor, a good fit for an older home’s slab becoming a finished room.

Garage Epoxy

A new subdivision garage, once the slab has cured, gets the full build: ground, primed, base coat and a topcoat that takes hot tires.

Getting Matt inland to DeLand

DeLand is about as far as we go from St. Augustine, and we do not run a set schedule down there. Matt looks at each Volusia job on its own and decides whether it fits. Call him at (904) 671-3930, tell him the address, what is on the floor now and how much of it there is, and he will tell you straight whether the trailer can make it.

When it works, the visit goes the way it does close to home. Matt tests the slab for moisture, lifts a corner of old flooring if he can, checks the cracks and spalls, and asks what the room is for. If a new slab has not cured long enough, he says so and tells you when to call back. Have Matt look at your slab, and you will know what it needs before he heads home.

Or email spartancoatingsfl@gmail.com with the town and a photo of the floor.

Other Volusia County towns on our route

Ormond Beach

Split by the Halifax River, with older beachside homes whose slabs often carry old paint and salt-worn edges east of the river, and newer subdivisions west of I-95 where moisture testing on younger concrete matters most.

Port Orange

Large subdivisions full of garages and pool decks along the Halifax River, with Spruce Creek next door, a fly-in community where a home’s hangar floor has to carry an airplane and the tools that come with it.

Holly Hill

A small river city with older homes on smaller lots, where the garage often doubles as laundry room and workshop, plus a commercial strip on US-1 (Ridgewood Avenue) with storefront and shop floors to keep up.

Ormond-by-the-Sea

A narrow, mostly residential strip on A1A between the Atlantic and the Halifax River, where salt air and blowing sand reach every porch, pool deck and garage, so outdoor slabs need sound edges and a UV-stable topcoat.

Daytona Beach

Home of Daytona International Speedway, with beachside condos and hotels, mainland neighborhoods and plenty of auto and motorsport shops whose floors have to take oil, fluids, hot tires and vehicle lifts.

Everything in the county: Volusia County.

Questions from DeLand

Our older DeLand house has tile over the slab. Can it be coated once the tile is gone?

Usually, yes. Once the tile and thinset are off, we grind the slab down to clean concrete, which also takes off old glue. What turns up under there decides the next step. Cracks and low spots get repaired, and the moisture test tells us whether a vapor barrier primer is needed. Matt will tell you honestly what the slab looks like.

Why test for moisture when we are nowhere near the beach?

Because inland, the moisture comes from below. Near the St. Johns, sandy soil and a high water table can push vapor up through a slab, and that vapor is one of the leading causes of peeling. A test takes the guessing out of it. If the reading is high, a moisture vapor barrier primer goes down before the base coat.

Our new-construction garage is a few weeks old. Can it be coated now?

Probably not yet. A new slab needs time to cure, and coating too early traps moisture that comes back up later as bubbles or peeling. Matt will test it and tell you where it stands. If it needs more time, the right move is to wait, and he will tell you that rather than book the job anyway.

Can an older storefront floor be polished instead of coated?

Sometimes. Polishing works when the concrete is sound and the owner likes the look of bare concrete. Old slabs with heavy patching, deep stains or a lot of damage may look better ground and sealed, or under a coating. Matt looks at the whole floor, including what is under any old flooring, and tells you which way makes sense.

Does DeLand being so far from St. Augustine mean you won’t come?

Not automatically. It means each job gets a real look before anyone commits. Larger jobs, or a few floors at once, fit more easily than one small slab. Call Matt, tell him what you have, and he will give you a plain yes or no on the phone. If it is a no, you hear it right away.
