Penney Farms Garages, Done Once and Left Alone

Some people want the flashiest floor on the street. Others want a floor they never have to think about again. This page is for the second group.

A small town with a merchant’s name on it

Penney Farms is a small town in Clay County. J.C. Penney founded it, and it is home to the Penney Retirement Community. We will leave the history to people who know it better. What we can talk about plainly is the kind of floor a lot of homeowners ask for, here and everywhere else: one that gets done once and then left alone.

Value on a floor shows up over the years you own it, in what you never have to fix. The floors that come back to haunt people almost always failed underneath, where nobody looked: a slab that was never ground, moisture nobody tested for, a crack painted over. The color on top had nothing to do with it.

So the money goes where the failures start. The slab gets diamond-ground, because an acid etch leaves a weak surface to build on. It gets a moisture test, and a vapor barrier primer when the reading calls for one. Cracks and spalls get repaired before the base coat. On top go a 100% solids epoxy or polyurea base and a polyaspartic topcoat that can take a hot tire. Skip any of those and you are on the road to doing it twice.

The ordinary floors, done properly

The floors people ask about in a small town are the ordinary ones. The garage, first and nearly always. Then the back patio or screened porch where the chairs live, and sometimes the concrete under old carpet in a room that would be easier to keep with a hard floor. What ties them together is an owner who wants the job finished and then wants to stop thinking about it.

That shapes our advice. Systems that hide everyday dirt and want nothing more than a mop or a hose come first. Finishes that look stunning on day one and need babying after get a frank warning. And when a slab only needs cleaning and a good sealer, we say so, because a coating it does not need is poor value too.

Four floors you can stop worrying about

What Matt reaches for most on Penney Farms slabs, and why. See all of Matt’s floors.

Flake Epoxy

Full flake is the forgiving choice for a garage. The chips hide dust, drips and the odd scuff between cleanings, and the topcoat takes hot tires.

Patio Coatings

The back patio gets a UV-stable system with texture, so the color holds in the sun and the surface stays safe after a storm.

Grind and Seal

For anyone who likes plain concrete, a grind and seal keeps the natural look and puts a clear coat over it that sweeps and mops clean.

Concrete Polishing

Under old carpet, a sound slab can be ground and polished into a hard floor with no coating to wear through or peel.

One visit, and a plan you can hold him to

Penney Farms is over in Clay County, across the river from St. Augustine, and Matt makes the drive himself. He walks the garage and anything else you want looked at, tests the slab for moisture and checks the cracks and any old paint or sealer. Then he tells you what the floor needs, and just as plainly what it does not. You get the system, the repairs, the days involved and what care looks like afterward. Nothing gets signed on the spot, and you decide in your own time. Call Matt at (904) 671-3930 when you want him out.

Bring your doubts to that visit. If you have had a coating fail before, show Matt where it went wrong. The way an old floor failed tells him a lot about the slab under it.

Or email spartancoatingsfl@gmail.com with the town and a photo of the floor.

Other Clay County towns on our route

Green Cove Springs

The county seat grew up around its natural spring on the St. Johns, and an older river-town slab like the ones here deserves a moisture test before it gets a coating.

Asbury Lake

With homes gathered around the lake in the northeast corner of the county, damp air is part of life, one more reason the moisture reading comes before the flake colors.

Orange Park

On the west bank of the St. Johns, Orange Park mixes established neighborhoods with the commercial strips along US-17 and Blanding, so the slab in question might be a home garage or a storefront.

Middleburg

Along Black Creek, a rural lot with a shop on it can sit a short way from a new subdivision, and those two floors call for very different systems.

Lakeside

An unincorporated community next to Orange Park, Lakeside gets the same humid summers and afternoon storms as its neighbor, which is hard on a garage left open to the rain.

Fleming Island

Planned neighborhoods like Eagle Harbor fill the land between the river and Doctors Lake, and their bigger garages and screened lanais are the floors people tend to ask about.

Everything in the county: Clay County.

Questions from Penney Farms

Is a hardware store kit worth trying first?

Honestly, no. Most kits go on thin, over a slab that was etched or just washed, and they tend to let go in the tire tracks once hot tires sit on them. When that happens, the kit has to be ground off before a real system can go down, so trying it first usually means paying for the floor twice. Put that money toward doing it once.

If we do the garage now and the patio next year, will they match?

They should read close if you pick the same blend, though two batches made a year apart may not be identical side by side. The patio also gets a UV-stable exterior topcoat, which can look a touch different from the garage finish. If an exact match matters where the two slabs meet, doing both on the same job is the safe way.

How long before a floor like this needs anything done to it?

That depends on the floor and the traffic. A garage that parks two cars every day wears faster than one holding a single car and some storage, and an outdoor slab in full sun wears faster than either. The topcoat takes the wear first. Keep it clean, deal with spills when they happen, and Matt can tell you what a refresh involves when the time comes.

We only want one side of the garage coated. Is that possible?

It is, and it is a fair way to spend on what you actually use. A control joint often makes a clean place to stop. The uncoated side will still dust and stain, though, and matching it later raises the same question as doing a patio a year after the garage. Matt will tell you whether half makes sense in your garage.

We may sell in a few years. Is a coated garage worth it?

It depends how long a few years is. If you are leaving soon, a full decorative system may be more floor than the house needs, and a clean grind and seal or a plain solid color gives buyers a tidy garage. If you are staying a while, build the floor you want to live with. Matt will give you his honest opinion either way.
